 For much of 2011 , both median and average sales prices in Howard County were still in decline. Compared to 2010, unit sales were down 5.5% and the average sales price declined by 6.3%. Unfortunately, historically low mortgage rates were not enough to spur the market in a positive direction.

No significant changes expected in the level of housing market activity for Howard County in 2012.

The good news is that even in "this" market, when houses are priced correctly and staged for maximum appeal, they do sell quickly at today's market value.

Swansfield Home Sales Statistics for November 2009 - Columbia MD, 21044

This Swansfield Neighborhood Update with home sales statistics is the first of our Update Blogs Online. So, "Good-bye snail mail and post cards", and "Hello blogging world"!  With this new format, there are no limits to the neighborhoods we can update with home sales statistics. The Swansfield Neighborhood is in the Village of Harper's Choice in Columbia, Md.  It is one of the older neighborhoods in Columbia ... most of the homes were built in the 70's to mid 80's.  Certainly not "old" by most city standards, but for Columbia, the Swansfield Neighborhood is one of the "oldie but goodies".  The Swansfield neighborhood home sales statistics are in the chart below.

Swansfield is a beautiful neighborhood with mature wooded areas comprised of single family houses and a few townhomes .  There are some track homes built by local builders as well as many custom houses.  Most of the custom construction in the Swansfield neighborhood is comprised of Contemporary homes with open floor plans, lofty ceilings, some "conversation pits" and lots of windows. 

The area is adjacent to and surrounded by the Middle Patuxent Environmental Area with thousands of acres of parkland, streams, walking paths and verdant woodlands.  Joggers, bikers, dog walkers, and Sunday strollers will all find  the Swansfield Neighborhood a delightful place to call home!
